Deck Repair in Calgary: Repair or Rebuild, and When You Need a Permit

Most deck repair in Calgary comes down to one question: is the frame still sound? Surface problems like soft boards, loose railings and worn stairs are worth fixing. Rot in the joists, beams, posts or ledger usually isn't. Below are the signs to look for, a repair-or-rebuild table, and exactly when the City requires a permit for work on an existing deck.

Signs your deck needs repair

  • Boards that feel soft, spongy or flex when you walk on them.
  • Railings or posts that move when you push them. Treat this as a safety issue.
  • Dark staining or rot where boards sit on joists, or around posts at ground level.
  • Rusted screws, nails, joist hangers or brackets.
  • A ledger board pulling away from the house, or water marks on the wall behind it.
  • Stairs that rock, or treads that have split.

Repair or rebuild?

What you findUsually the right call
A few soft or split boards, frame solidRepair: replace the boards
Loose railing or wobbly postsRepair: re-anchor or replace posts, bring guards to code
Worn or loose stairsRepair, unless you're adding or moving stairs (permit over 0.6 m)
Rot in several joists or a beamUsually rebuild the frame
Ledger board rotting or pulling off the houseRebuild, and check the house wall behind it
Posts heaving or footings shallowRebuild on proper footings

Every deck is different, so this is a starting point, not a diagnosis. If you're leaning toward a rebuild, our Calgary deck cost guide has installed prices by size and material.

When does deck repair need a permit in Calgary?

The City of Calgary requires a building permit when you are rebuilding, extending or adding stairs to an existing uncovered deck that is higher than 0.6 m (2 ft) above grade at any point, and for any covered deck (a roof or pergola). An uncovered deck 0.6 m or lower at every point doesn't need a building permit. Small repairs like replacing boards or re-securing a railing don't change the deck, so they generally fall outside those triggers.

Bring railings and stairs up to code while you're at it

Calgary's deck checklist sets guards at a minimum of 0.9 m high for a deck under 1.8 m above grade and 1.07 m at 1.8 m or higher, with no baluster gap over 100 mm. Older decks often fall short. If a railing is coming off anyway, it's the cheapest moment to rebuild it to today's numbers. Our stair railing guide and glass vs. aluminum railing guide cover the options.

Repairing a deck in Airdrie?

Airdrie's rules are close but worded differently. A permit is needed when you change the size or structural members (joists, beams, posts or piles) of a deck over 600 mm, add a roof, add or relocate stairs, or build stairs with more than three risers. A same-for-same rebuild of a deck built under a valid permit, with the same size, stair location and structural members, usually doesn't need one. See our Airdrie deck cost guide for the full list.

How Arch & Bow handles repairs

  1. We check the frame first. Joists, beams, posts and the ledger, before we talk about boards.
  2. An honest repair-or-rebuild answer. If a repair won't last, we say so.
  3. Written quote. Repairs priced line by line; rebuilds shown as design options with prices.
  4. Permit, if the work triggers one. We prepare and submit it and book the inspection.

Frequently asked questions

Do I need a permit to repair a deck in Calgary?

Swapping a few boards or tightening a railing usually doesn't. The City requires a building permit when you rebuild, extend or add stairs to an existing uncovered deck that is more than 0.6 m (2 ft) above grade at any point, or when you add a roof or pergola.

Is it cheaper to repair or replace a deck?

Repair wins when the frame is sound and the problem is surface: a few soft boards, loose railing posts or worn stairs. Once rot reaches the joists, beams, posts or the ledger board against the house, repairs start chasing the problem and a rebuild is usually the better money.

What are the signs my deck needs repair?

Boards that feel soft or flex underfoot, railings or posts that move when you push them, rot or dark staining where boards meet joists, rusted fasteners or hangers, and a ledger board pulling away from the house. A wobbly railing is a safety issue, not a cosmetic one.

How high does a deck railing have to be in Calgary?

Guards must be at least 0.9 m high on a deck under 1.8 m above grade and 1.07 m at 1.8 m or higher, with no gap between balusters over 100 mm. If you're repairing or replacing a railing, it should be brought to those numbers.

Does Airdrie have the same deck repair rules?

Close, but not identical. Airdrie requires a permit when you change the size or structural members of a deck over 600 mm, add a roof, add or move stairs, or build stairs with more than three risers. A same-for-same rebuild of a permitted deck usually doesn't need one.

Can Arch & Bow fix my deck instead of replacing it?

Yes. We look at the frame first and tell you honestly whether a repair will last. If it won't, we show you rebuild options as design renders with prices, so you can compare before deciding.
